Question 2
Why are you looking at UAE or Gulf property right now?
A
Pure financial return. I am allocating capital. Residency and lifestyle are not factors in this decision.

Tax efficiency. 0% income tax on rental income. No capital gains tax. I want to remove my home jurisdiction from the income picture entirely.

Residency or relocation. A UAE Golden Visa, a base in the region, or a full move. The lifestyle and personal setup matter as much as the financial return.

Capital protection. A politically stable, low-tax jurisdiction to hold and preserve significant wealth. The UAE is where serious capital comes to be safe.

Lifestyle with returns. A property I use and rent out. The investment works around how I want to live.

UAE residency or a Golden Visa through property. Banking infrastructure, a UAE business licence, 0% tax on all earnings. Built into the purchase at AED 2M.

Relocating to the Gulf or building a real base. Better quality of life for the family. Private schooling at resident rates. A better financial and personal setup than my current one.

Eliminating tax on income and gains. My current jurisdiction takes a significant share of rental income and capital gains. I want to stop that.
